Most other Granny Flat builders will sign you up to a contract based on an appealing introductory price. Why?

They entice you with the promise of a cheap Granny Flat then undertake a pre-purchase site evaluation that will increase the price you pay dramatically. We don’t think this is fair. After all, how can you commit to a contract when you don’t know what you will end up paying? At Fixed Price Granny Flats we do things differently. Our Comprehensive Preliminary Site Investigation Agreement is designed so we can gather all the relevant site information before we supply you with a fixed price quote.

Why Get A Pre Purchase Site Inspection?

At Fixed Price Granny Flats, we appreciate how important it is to make every dollar count, even towards a positively geared investment such as a Granny Flat. For this reason, a pre purchase site inspection takes away the uncertainty and risk of your investment, allowing you to dip your toe in the water before diving in.

In total, we include over $12,000 in value. But, we’d prefer to prioritise our clients over our bank balance, so you’ll only pay a fraction of the price at $6450, which we’ll deduct from the total price of your Fixed Price Granny Flat if you choose to join the growing number of Sydneysiders making the smart investment choice! After these reports have been completed we will provide a Fixed Price Tender for your consideration. If you choose not to accept the tender, we will release site reports to you.


The process of getting your fixed price contract ready is streamlined and stress-free. Simply get in touch and we will walk you through it step by step, where you can expect the following:

  • A comprehensive preliminary site investigation that includes site reports and all relevant site information before you even commit to a Contract.
  • Draft plans are created and submitted to you for approval.
  • Upon plan finalisation a fixed price tender is prepared.
  • Selections and building approvals are sought.
  • Contracts are prepared and signed.
  • Construction begins.


    Our Granny Flats include upgraded quality inclusions such as custom designed kitchens with stone benchtops, stainless steel appliances and built in robes, but that’s only the beginning.
